Here at ARQ Homes we believe in being completely upfront regarding our fees – so you can manage the cost effectively and don’t have to worry about any hidden charges along the way.


Property Introduction and general administration fees for arranging the tenancy. Payable per tenancy – £480.00 incl. VAT (£400.00 Plus VAT).

Any additional tenants referencing fee is chargeable on a per (extra) occupants’ basis. £150.00 incl. VAT (£125.00 plus VAT)  

Fee for drawing up tenancy agreements – £120.00 incl. VAT (£120.00 plus VAT).
Property reservation fee – £400.00 which is then deducted from the balance of money payable (e.g. Rent) 48 hours prior to the tenancy commencing.
Security deposit – In most cases this is equal to one and a half months’ rent.

*These fees include immigration and visa confirmation, financial credit checks, obtaining reference from current or previous employer, previous or existing landlord. Contribution towards the setting up of the tenancy and the compilation and exchanging of the tenancy agreement.

The following may also apply dependent upon your own individual circumstances:

Guarantor fee (Arrangement / application / guarantor deed fees) – £180.00 incl. VAT (£150.00 plus VAT) 

Pet Disclaimer Fee – £90.00 incl. VAT (£75.00 plus VAT) *Please note this is at the landlords discretion*.
Change of occupier / re-referencing – £210.00 incl. VAT (£175.00 plus VAT)
Adding a pet to a current Tenancy Agreement – £90.00 incl. VAT (£75.00 plus VAT) 
Renewal of tenancy agreement – £90.00 incl. VAT (£75.00 plus VAT)

*You will also need to provide proof of your ‘Right to Rent’ under the Immigration Act.

*Lettings Fees: Our fees will become due only once a tenant has moved into the property in question and fees will be deducted from the first month’s rental with any remaining balance being paid directly to the Landlord.
